As we embrace 2018, you may be compiling your list of resolutions.  If one of the things on your goal list is selling your home, you may want to consider making that task the first one you tackle in the new year. Though many people think spring is the best time to sell a home, we’ve got a few reasons why winter is a great time to sell. Looking for a real estate resolution to take on this winter? Your home may get more attention.

Because so many people believe they should list their homes in the spring, there are fewer homes on the market in winter. What does that mean for you and your oh-so-sellable home? More attention, of course! Frankly, when there are not as many homes for sale, your home has a greater chance of being noticed by the right buyer. When the market is saturated in spring, that simply means you’ll have more competition. Avoid the rush and list in winter instead.

You may get more attention from your real estate agent, too.

Again, with less homes on the market in winter, your real estate agent should have more time to focus efforts on helping you sell your home. Not that any agent wouldn’t love to help you sell your home during any season, but a less-active season will allow your agent to focus more on marketing and showing your home to potential buyers. Who wouldn’t love a little more attention when making such a huge transaction?

Even Mother Nature is on your side when it comes to selling in winter.

OK, it may seem like winter weather could detract from your home sale. But, look at Mother Nature’s hand as a help. If you’re willing to use a shovel or snow blower whenever she covers your sidewalks and driveway with snow, you could be giving yourself the prettiest curb appeal out there! When you sell in winter, there is no need to remember to regularly mow your grass, trim your hedges or even water your potted plants. Mother Nature can take care of boosting your curb appeal—the natural way.

You’ll find more motivated buyers.

There may be fewer buyers searching for homes in winter, but when it comes to buyers, it may be more about quality than quantity. Spring weather tends to draw out less serious buyers, who may just enjoy browsing available homes. Those buyers are less likely to peruse homes in winter. But, the buyers who are touring through homes? They’re looking to for good reason. Whether they’re relocating for work or another reason, buyers seem more eager to place offers in winter—and, a motivated buyer works in a seller’s favor, every time!
